how to finance an extension

Help.
I need to extend my property to provide an extra bedroom so my son has his own room and not in with us.
However my mortgage company has told me as i dont have enough equity in my property as it currently stands they are not able to lend any more. They will not lend on the end value once the extension has been complete.
Can you suggest how we can get funds so we would be able to add the extension. we would need around £25k.
