gifted deposits and BMV...how do they work?

I am curious to find out the exact process of gifted deposits. is this a price reduction before exchange, otherwise surely the lender will just reduce the mortgage. is this a cashback after completion?
Is a gifted deposit and BMV the same thing, involving a remortgage and surely this is a risk? My first thought is why sell BMV?
