Help getting a Mortgage with my Grandmother

Hi,
Really hoping somebody can help us. I have inherited my Nans house (my Mum and Uncle had a mortgage on it for her) my Nan is still alive, but has problems with her neighbours and noise and wants to move, to a better area, she also wants me and my daughter to have a secure roof over our head, so she wants to sell and wants me and her to buy a place so we can all live together (my mother is very ill with cancer and I think my Nan has realised she would rather have me around to look after her than live on her own).
I am currently paying £1325per month rent but have just given 2 months notice to leave and can live at my Mums rent free until we buy a place, I have a CCJ that was caused by my daughters old nursery basically I pulled her out without giving notice due to care issues with the nursery, i got this last year. We went to Santander today and spoke to a mortgage advisor but she said ideally I need to get the Nursery to set aside the CCJ for me to get the mortgage on my own, as my Nan is 76 and they don't lend to anyone over 75, my Nans credit rating is excellent, mine is okay apart from this CCJ, which I am going to pay and try to come to an arrangement with the nursery about, before we get the mortgage. Just seems so hard at the mo to try and get a mortgage, the abbey said they could lend me about 190K based on my earnings etc and the fact that we have approx between 180K - 210k to put down and that a broker could prob try and lend us about 240K jointly, (where we live you cannot get a decent 3 bed house for less than 350K) Does anyone know of any banks that could lend to us that do not have such a strict lending criteria, ideally we would prefer the mortgage done jointly but my Nan is okay with me doing it on my own if need be???
Thanks sorry it is so long but I hav tried to anticipate any questions you may ask.

What was wrong with the other thread you started?0

I just thought maybe I hadn't explained myself properly and wanted to put the whole situation down to give a better picture.0

I don't understand this part as on one of your other threads you saidI work full time for the NHS and need to buy a 3 bed house as my Nan wants to come and live with us, I earn £25k a year approximately, so realistically what would they offer me?
Thanks
You wouldn't be offered 8 times your salary, so what's changed to bring your incomings up to £50k?0 -
As well as your salary
I think you need to clarify the inherited bit no one seems to have died.
What properties allready exist. value locations.
Movng is expensive there may be other options.
How ill is you mum whats the prognosis, what happens to the house she lives in?0 -
I am not sure about the salary bit that is what the women at the abbey said that based on me alone I could probably get up to 5 times if I can get the Nursery to remove the CCJ, as I have a good deposit. My Mum has weeks left with the Cancer so my stepdad's solicitor friend is changing the deeds into my name before it goes to probate or we will be waiting ages, and my uncle is happy for his half to go to me as well, as technically it is still my Nans house, she paid the mortgage but she put it into my mum and uncles name a good few years ago. My mum and stepdad have a house here all paid for and another one in america, but it will obviously go to my stepdad when she passes, obviously technically nobody ever thought my Mum would pass before my stepdad, mums 56 and my stepdad is 76, so mathmatically it would have been him before her, he has skin cancer so is going for regular checkups. I have already e-mailed the nursery re the CCJ and getting it removed if I pay in full so if they play ball it shouldn't really be a problem.0

I also get working tax credits and tax credits that the abbey have taken into consideration, she didn't go through with the app but is going to pass it onto one of her broker friends to look at so she took into account all our incomings for me and my nan, I may have just got a bit confused by that, but she did say I could get 190K on my own, and more if the CCJ is removed.0
