some mortgage advice please

Hello,
My partner and I are first time buyers and we're interested in a property that's £120,000. We have a 15% or 20% deposit.
I have a low salary of £7,800 but would be setting up my own business in the property which would bring my earnings up (I'm guessing that's not relevant at the moment though!) My partner would need to self cert as he is currently self employed and doesn't have provable income.
BUUUT.. My mother is willing to act as a guarantor and her salary is approx £38,000. Any bright ideas as to what kind of deal we could get? Also, I can only find the Co-op that are doing guarantor mortgages.

Even if you self employed you still have provable income. Even if its just your annual tax computation.0

You do if it's all above board
Dependent on what he earns you may not need a guarantor.0
