    Hi

    I work for a local bank and know that 95% mortgages are available at good interest rates.
    Some mortgage deals changed today in particular for first time buyers and are genuinely very good so worth looking to the banks closer to home which will help you out.

    Ps - You can try to increase overdraft on account for short term borrowings- not ideal but if only for a few months it might sort things out for you!!

    Offer of £62,500 accepted, below the asking price, and I am going to put all of my settlement payment towards the mortgage.

    I've advised both the lender and the estate agent that I will have to wait until settlement comes through before can complete the sale. Both seem content with this - not suprising really.

    Going to do the actual mortgage application on Monday and get that sorted.

    Any general advice on what to look out for?
