you need a new estate agent but first stage the house for sale, it is hard to sell at the moment so take time to get the right pictures and furnish it as a home. Make sure your mum shows people round, tell them about the schools, pub church what ever floats they boat. An empty house is hard to sell. I live in lincolnshire and houses are not moving unless priced right and ready to sell. You have good access to A1 at ryhill so you should have a good chance to sell. hope this helps0

Lovely outside, but hideous inside. In both decoration and general ambiance. It looks dank, dark and uncared for. The back garden could do with a spruce up too. Looking at Google earth, it looks as if the house is next to the main access to a school? Could that be putting people off?0

photos put me right off, instant I saw them I thought back to a program that used to be on the BBC in the morning where the 2 presenters showed houses before they were auctioned.
It looks old, dark and outdated, stuck in the 70's.====0 -
It looks like an old person owned it, died ... and you've boxed up their stuff (in one of the pictures) and it's up for sale as a "needs serious modernisation/updating" project, not for the feint-hearted.
The dark pictures look a bit creepy ... haunted.0 -
It always amazes me that people try to sell the largest 'asset' that they will ever own and use photos taken by a hair gelled 22 year old on his iPhone.
If you walked into a kebab shop and the pictures of the food were dull, out of focus and underexposed you probably wouldn't spend £4....0 -

I have checked it out again, and already it looks better! Gone is that photo of a large piece of concrete - I wasnt sure what that was for anyway.

Just a small point, maybe not important, but when you scroll down to the location map it clearly is in the middle of an oxbow formation. It has to be a low lying area.
South-west of The Wash there’s a lot of water inland. Does the area have a significant flooding risk?
