Getting out of a joint mortgage

Can anyone help or point me in the right direction. My friend and her partner have split up and they own a house. She has been living there but does not want to be there forever as she is planning on going travelling. Her partner agreed to take the house on as his uncle was going to be the guarantor on the mortgage. Her partner does not earn enough to take the mortgage on by himself.
However, his uncle cannot be the guarantor as even though he is a British Citizen he lives in Belgium.
There is not enough equity in the house to sell it and it has been on the market for 4 months with nothing.
Any help or thoughts on how she can out of it and it can be free of the house.
