Reasonably priced venues West Midlands & wedding breakfast time?

I really want a white wedding with a civil ceremony in the place we are holding the reception. Ideally I'd like the venue to be a bit off-beat, so not a hotel, but more like a barn etc. We will be catering for around 100 people in the day, and an evening buffet for about 120. Our budget for all this is about £8k as we are doing it ourselves.

Any suggestions anyone? I found a barn here but I think it'll be more like 12k (4k exclusivity, 5k food and drinks, plus add a bit for evening food) :(http://www.weddingvenues.com/venue3303.html really like the place though.

I'm really new to this, only just started thinking about it all, so any tips etc greatly appreciated!

Just to add - we would really like to have a late civil ceremony, but what time is the latest they can be done? This way we can have everyone there and feed everyone with the wedding breakfast at say 5/6ish? I went to a friend's wedding, who had her ceremony at 2 followed by wedding breakfast at 5. I was starving by 2, even worse by 5, and not hungry in the least for the evening buffet, so would rather just have one evening meal type thing for everyone tbh. Is this possible?
