how where you ever going to pay for the house on a interest only with no repayment vehicle?
It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.

Just had a thought... do you have payment protection insurance on the secured loan? If you do it may be worth looking at whether it has been mis sold to you as you may be able to claim this back, which would either reduce the loan or provide you with a lump sum to pay off other debts.
Can't offer much more advice on how to do this as i am new to the process but there's a very helpful board full of advice....
    Good Luck!
