As a convert to the Woolwich I feel I should stick up for them. I had absolutely no problem whatsoever with the switch and found their surveyors and conveyencers helpful and efficient.

No you arent tied in at all after the 10 years!

Top Tip for anyone applying for this product is if you think you may want to get some cash out of your mortgage for home improvements/consolidation in the future-apply for it (known as a 'Reserve') at the time of getting the mortgage. I didnt and it cost me £150 to do it and dont worry if you dont use it you dont pay any interest on it. Its kind of like an agreed overdraft thats available if you ever need it!!

I have a balance of approx. £27k which is coming to an end of a 4.74% deal and was wondering if I should just get a 10yr deal at 4.98%?

Woolwich have this reputation and it has been earned over many years of poor service.

However, I too have to say that the last few cases that I placed with them have had no problems at all, and have been just as quick as any other lender. Have they turned the corner in terms of service? Who knows!
