    There is always something somewhere rennes. Don't let it eat you up ok. You've plenty of time. I do know how it feels though - such a hard time, it's the not knowing. Stay with us, we'll prop you up :)

    we are scanning the local property section now,have looked on gumtree,nothing as yet,I think you were right about the decking.....overrated! going to try for hot tub

    My limited and untested experience from speaking to agents last year was 6 months advance rent as well as the standard deposit. I queried whether this would be help in an escrow or client account and they all said no, it would be immediately handed over to the landlord. When pushed on the fact that handing someone 6 month's rent as opposed to 1 month's (presuming the deposit is protected), I would be taking a risk, they were pretty much in the "like it or lump it" category.

    I eventually got my place through Gumtree and a private landlord. One month's rent in advance and 1 month's rent as a deposit, though I think I could have gotten that down a bit had I needed to. It has worked out very well.

    I told our agent of our plans and that we owuld prob woul dhave a bad credit check, was very surprised to see that DH credit check went through fine :) no garantour needed:rotfl:

    the fact that they know about future BR will make it easier when it does happen.

    its worth a go of the fees are'nt to high

    we have had the same problem with snotty estate agents who look down on us coz we are scummy ex-brs. Get the keys to our new house today....through a letting agent who knows the whole story etc. She has been very helpful and treated us with respect. We haven't had to jump through hoops or pay through the nose to get the house either.

    Small letting agents or estate agents might be a bit more amiable than those who are a big chain of agents IFSWIM.

    If you are not BR yet, you may scrape through the credit checks but warn them first it might not make nice reading. Be honest so you don't end up wasting a few hundred on agents fees for checks that they wont touch you with a barge pole with after you have failed them.

    Thanks to all of you,I have posted an ad on gumtree,and we are making a short-list of agents to contact,sansome and george want £180,per person for the credit check!
    That is non refundable,lol.
    Am off to walk the dog and replenish,chocolate/tissues.

    The sun is shining and I have all your words of wisdom in my thoughts!
