where in the country are you?
In many areas that £170K will buy you a nice little 3-bed place outright :)

    Hi,

God this all sounds so complicated, I live in London so unfortunately a 3 bed house is in the region of 280K, thinking of moving to Surrey as that is near where I live now and where my Nan lives, so I would not be able to buy a 3 bed outright at the moment. Yeah Solicitors were used to do the Will as I have stepsisters so Mum wanted to ensure that this part of her will went directly to me, and not to my Stepsisters. The house is too small for me and my daughter to move in there, but my lease on the house I rent is for another 18 months so we still have a home here, that we could stay in, so no real rush there. Mum has been given a final lifeline today (luckily my stepdad has private health insurance so we have managed to get chemo started the next day rather than 4 weeks wait on the nhs) which at the moment is time we just don't have, they have said this will give her a few more months at least, thank god, rather she was here longer so any lifelines we're given we will take.
Thank you for all your responses.

There is other property and assets, but none of that will come into consideration at this stage as my stepfather will inherit everything quite naturally so, until his time comes. To be honest its all a bit of a pickle as my Nans house was transferred into my Mum and Uncles name a few years ago, incase anything happened to my Nan to save them going through all of the stress of sorting out her will etc, and paying tax and then Mum got diagnosed with Cancer, which is something nobody would ever have guessed would happen as she is 20 years younger than my Nan and Stepdad, life is so complicated sometimes.

I'd take the will to someone to talk over - presumably it just states that your mum's half of the house will go to you so you need to find out what'd happen to your uncle's half. They'll advise you on probate, and give you a realistic idea of how long it'll take to sell the house.

Hopefully that'll keep your mum from getting agitated, and you can concentrate on being with her during chemotherapy.

You definately need legal advice asap. It's terribly complicated and I'm not sure as it stands right now, how you'd end up legally. Like others have said, it's OK someone saying they don't want the proceeds but legally that won't wash unless something is undertaken via a solicitor for that.

Probate takes a very long time to sort out even if straightforward!

Sorry to hear about your Mum :( I can understand her wanting you settled/sorted though.
