Just checked Land Registry and my house is back in my name :-)

    Thanks Ian, I was feeling rather put off at filling the stamp duty form in, but i think i will give it a go just in case. Don't want any problems further down the line.

    Yes darnit, even though no stamp duty is payable, you still have to fill the form in - just put zero as the amount payable. You HAVE to fill it in though - you will get a fine if you don't.

    and you can request an SDLT1 be sent to you (just list it in the forms you require bit). I requested 2 in case I messed the first one up!

    I got all the paperwork back from TLT and it also says "As previously discussed it is now your responsibility to register the Transfer at the Land Registry using AP1 (also enclosed) and you must also send the documents listed above together with the written consent of the lender to the transfer"

    Did you have to fill in the AP1 form?

    Sorry, yes I did - I've updated the original post. You don't need to include evidence of your identity. Just put your name and "NONE" in section 14, and also your lender's name and address and reference number. That worked for me. I don't think it's so important as it doesn't affect any charges on the property - that's when they really need the proofs of ID.

    Many thanks to hopefulfooluk for this thread. I used it to help me through the process of completing buying back the beneficial interest on my solely owned, mortgaged flat. It helped save me the added expense of lawyer or conveyancer. I'd just like to add:-

    1) To complete the TR1 I used this link http://freeconveyancingadvice.co.uk/property-transfer.php

    2) To comple the AP1 I used this link http://freeconveyancingadvice.co.uk/registering-title-conveyancing.php

    3) I had the additional ID1 form, it is pretty self explanatory but this link can be used http://freeconveyancingadvice.co.uk/land-registry-form-ID1-ID2.php
    To avoid further cost I made an appointment to go into the Land Registry and have them verify my identity. My 'local' would have meant a long drive as it is over 90 miles away. I was able to attend the nearest, a mere 30 miles away. They verified my identity using my passport (I other documents e.g. drivers licence, bank statement, electricity bill - they didn't need). They took in all my forms, documents (namely bank letter of consent, TLT letter, br order and or letter) plus the £50.00 (postal order) fee. They gave me a letter and receipt, then forwarded everything to the 'local' office.

    My SDLT1 form is not yet completed but is next on my to-do-list. Hope this adds to the helpfulness of hopefulfooluk's thread.
