    She should try being young, and not being able to afford a decent home to buy, and then facing the longer term uncertaintly of not having a decent pension when she retires.

    Why is it greedy to take personal responsibility for providing for your future, particularly when its clear that in the foreseeable future there will not be any state pension worth its name? Many private pension schemes as we know them are underfunded and at risk of insolvency so they can't be relied upon either. I suspect that the younger generation would equally complain if the state pension were raised to a decent living level because that would require a huge increase in taxes to support better pensions.

    You have a point, but it's difficult not to regard BTL investors as greedy or taking advantage when you have to put up with hearing them gloat about "getting somebody else to pay their mortgage" which far too many of them do. It doesn't endear them to those who are tenants priced out of buying.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

  • For many amatur BTL Landlords who entered the market to geta 2nd pension - they will lose the lot.

    How so?

    Captial Gains falls on the amount they have made after expenses

    Why should a gain from cpital be taxed less than a gain from income?

    Also Bring back indexation relief for fairness in measuring the acxtual gain made (the taper relief was an arbritary nonsense).

    im sure i read somewhere that if someone had a property as a pension investment, they could officially put it as part of their pension investment portfolio?? would they still be required to pay CGT? if my pension with a pension provider (havent got one unfortunately as cant afford it at the moment) made huge gains on the investment it makes, i wouldnt pay CGT on it would i?

    No, it was propposed but dropped due to considerable oposition about 2 years ago.
