I am a foreign national on HSMP and is almost in a similar situation as you having problems in getting mortgage due to my visa status while already have my deposit and ready to buy a house.
Question for you is - for your mortgage, have you tried Alexander Hall? and can you please give me details of your agent at woolwich or at L&C please (if possible)

Yeah, commit fraud. Brilliant... outstanding idea. Of course your driving licence shows your place of birth on it. But then I suppose you could also get a fake driving licence as well! This is pure genius advice, keep it coming.0 -
I'm as well in same boat and looking for mortgage, first time buyer, Tier1 visa left 21 months to expiry, 20% deposit ...available
Refused by Abbey,HSBC,FirstDirect due to visa is less than 2 years.
But i'm working in UK last 3 years as permanant employee with world leading mobile reputed company.
Halifax is seems to be OK, but the interest rate is very high(4.99 tracker) at the moment.
So if any one suggest some advice on this, it will be great help for this first time buyer.

Am a non-UK, non-EU national
I am on a Tier 1 general , have 22 months remaining on my visa.
5 months to get my PR
Have you tried to get mortgage with ING Direct , they seem to offer very good rates . I have 20% deposit
If you have used ING direct , do let me know any information that you may have . My other options are with nationwide and woolwich .
Any advice would be great .Seems like I've a case quite similar to yours.
- Am a non-UK, non-EU national
- Have been in the UK for 3.5+ yrs
- Eligible for permanent residency late next year
- First time buyer
- Ready to pay a deposit of 25~30%
I haven't taken advice from any brokers yet, but some initial research on their lending policies tells me that:
- A/L and Santander seem to say NO to non-UK nationals
- C&G (and thus, possibly Lloyds TSB) also seem to say NO to non-UK nationals
- HSBC (and thus, possibly First Direct) ask for 2+ yrs time visa run from app-time
- Woolwich (Barclays) seem to be ok if applicant has been resident for two years and have been a UK tax payer during this timeframe
- Halifax are ok if 2.5+ yrs time visa run available or if not, a confirmation from employer that they would apply for renewal
- ING Direct just mention that applicant should have legal right of residence, but do not state legal right of permanent residence. So, they might be Ok as well.
Generally speaking, Halifax and Woolwich seemed to be the two most 'understanding' lenders. I haven't approached either as I have not finalized a property. But I would be trying Woolwich first for an AIP (I bank w/ Barclays)
Ofcourse, would be great to hear your experience with Woolwich (as with LC) and any tips you might be able to share.

Fraud is a serious offence in the UK. Not only are you committing mortgage fraud, but you would be declaring you are British in order to fraudulently vote in elections that you are not allowed to vote in.
The government have brought in a "good character" requirement for those wanting ILR and/or UK citizenship. Look on the immigration forums to see all the threads where people are being denied ILR or citizenship because of their failure to pass the "good character" part. Also be aware that deception will get you a ban of up to 10 years, from the UK.RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

I'm looking to get a mortgage at the moment with my partner, and we're both Tier 1 visa holders!
Gone to ING Direct first as they seem to have pretty decent fixed rates as well as welcoming foreign nationals for mortgages. Just waiting to hear back!
What other mortgage providers apart from Woolwich and Halifax are there that provides for foreign nationals? And will mortgage brokers like L&C be able to open doors at other banks? We're both quite well versed in personal finance, so preferring to search for the mortgage on our own, but open to using mortgage brokers as well if they can give us access to deals that we can't get ourselves due to visa issues.0 -
Both my wife and I are foreign nationals on Tier 1 visas. This thread has been very useful in helping us get a mortgage and I would like to share our story.
Having come to the UK in May, we have close to 33 months on our visas. We were looking to put down 30% on a new property and looking for a mortgage for the 70%. Having just arrived in UK and with no credit history here, getting a mortgage looked like an impossible task.
We bank with HSBC, but we did not meet their criteria - they wanted us to be with HSBC for at least one year before they will take our application. After reading the various posts and comparing the rates (moneysupermarket.com), we shortlisted ING Direct and Halifax. ING Direct offered a good rate (+2.15% lifetime tracker), but they took too long (two weeks) before they made a decision that they will take our application. Halifax was much faster initially and were ready to take our application in three days.
So we made an application with Halifax, which got approved in less than three weeks. We went direct with Halifax (no brokers) and got their best rate currently +1.99% tracker till Dec 2011, +2.39% tracker till Sep 2012 and their variable rate thereafter. We were referred to a broker through the building company, but I found them to be not very responsive, not getting the best rate and taking an extra £500 for the application. Their only promise was to get the application approved by the builder's timeline, but that turned out to be unnecessary - we got the approval in time by directly going to Halifax.
Moral of the story for foreign nationals: put down a good down payment, do research, apply directly with the bank and you will get your mortgage. Good luck!0 -

I and my wife are on Tier 1 Visas and will need to extend our visas in May for 2 years. We have been both in the UK for more than 3 years but as we have 7 months left in our current visa, our bank (HSBC) says it is not possible for them to give mortgage to us. They strictly need 2 years or more left.
We will try to speak with Barclays. Does anyone have experience with Barclays in a similar situation?

iam eu and my husband is non eu. barclays told us that one of us has to earn +25k or we have to have +25% deposit.
we went through halifax, we have low earnings and 10%. got accepted within a week. offer on a table.

Barclays want 12+month left on your visa.
ING can be flexible, if you have a low LTV.
Above is based on my experience with Barclay direct and talking to broker about ING in the past few weeks.0
