80% LTV - 3.89% 2 years HSBC vs 3.79% Postoffice 2 years fixed

Anyone got any personal experience with the above two companies from a mortgage standpoint? stories of horror or stories of joy?
I'm deciding between these two, and can't find such a good rate from anywhere else for a 2 year fix, with good LTV on 80% and a very healthy income multiplier!

I am going through the process of a mortgage with First Direct at the moment who are part of the HSBC group. They have been very efficient and communicated well.
However, they are very picky and a little inflexible. I have discovered today that they will not accept the Local Search that forms part of the HIP done for the house I am buying. Aparently they will only accept local searches from the local authority in question and not the ones that often form part of a HIP and are prepared online.
They didn't communicate this until the point when they sent out the legal pack to my solicitors and as a result I am going to have to wait a further week for this search and pay £160 for something that has effectively been done already as part of the HIP
I believe the post office are very good. However, I think they are getting a lot of applications at the moment due to their competative rates so not sure what their service is like.0 -

looked at first direct (whom i bank with!) but there rates for 80% LTV were no where close to HSBC's even though they are all the same company :rotfl:
The local search criteria you are facing sounds very picky indeed.
