    Thank you everyone - I'm a muppet and missed child benefit off this, and the buildings should be combined rather than as separate - so that's £250 more - with the new nursery that's £680 (if we take the childcare vouchers we lose more in tax credits so no can do for now - same with DH giving up job) Worst bit about Nursery is that it's only 3 days per week - they charge £7 per hour for the baby :eek: Unfortunately the kids clothes are at least that as DS1 goes through shoes and clothes like nobodies business (I'll ask on other threads for advice on that).

    CCCS reckon IVA or DMP - I'd rather the latter as DH works for the NHS and I suspect may be victim of the 'deficit reduction' as it's tactfully known.

    Thank you so much for your help - we're going to go through our figues again to make sure they're right then start with the DMP

    Forgot to add - there is in theory £40k of equity in this but no-one would touch us with a barge pole to release any of it :o
