Fkexible mortgage after 65?

Dear all,
My flexible mortgage is coming to an end when I am 65. Does any one think the building society (bank) can extend this to another 5-10 years? The account is almost fully paid now, the mortgage is only for 35k. Property is worth about 400k or more.
thanks in anticipation,
seb

The lender will often extend to age 70 on proof of a sufficient retirement income - obviously your extremely low loan to value and low mortgage should be fairly easily agreed.
