help with deed of postponement

I really need some advice will try and keep this short. So we are trying to take some extra money on our property to do renovation work. A few years ago we took a secured loan out on the property now that company (black horse) are refusing to release the deed of postponement. First they tell the bank that they want proof of income and for us to pay a £150 fee. Did all that then they tried to tell us that there was not enough equity in the property so we paid out for an independent surveyor valuation to prove that our house is nothing like the others across the road. Yet again they have refused to allow us to take some of the equity out of the house. Can they still do this ??? is there anything we can do to make them release the deed of postponement??? I could understand if it was going to take us into the negative equity but its not we will still have a fair amount of equity in the property after we have taken the the extra out of the house. The money is going towards making our home a 4 bedroom property from a 2 bedroom property. thank you all in advance
