I don't know if my comments are deemed 'helpful' but I would be very cautious at taking on any mortgage a lender did offer you when your income is so reliant on benefits, particularly in this economic climate.

My circumstances have changed slightly now over the past month. I have been in a new job for nearly a month with income of £10k p/a. benefits around £5. would a mortgage lender consider me as I have been in this current employment for such a small period of time. Probation is 3 months and I have a strong feeling I will pass the probationary period with ease. any advice from people who have been in this situation.

    Why the rush?

Are you not better waiting the 3 months just to be absolutely sure you will still have a job?

I am having problems in my rented accommodation and the tenancy on this ends in september. the tenancy ends around the same time as my 3 month probation passes but would need to give notice and give time for purchase, extra, on the house.

Isn't the rent paid by Housing Benefit. The mortgage payments won't be.
    :footie:
:p Regular savers earn 6% interest (HSBC, First Direct, M&S) :p Loans cost 2.9% per year (Nationwide) = FREE money. :p
