Well, we had another valuation on Saturday which was more in line with what we were thinking, and a mortgage man has come tonight.
We were quite worried that we wouldn't be able to get a mortgage, as Mr A is self employed and has only been going 8 months, but the mortgage chap is confident that he can get us the amount we want, so it's all systems go now, house will be going on the market in two weeks, so I am now cracking the whip at Mr A to do all those last minute paint jobs that I can't reach. I have been painting myself stupid the last few days.
So who knows, I could be in a new house by Christmas! How long do these things take? Estate agent says our house will sell quickly, so I suppose it depends on how long it takes us to find one. Is Christmas a realistic timescale?

Christmas is definitely possible, but it depends on 'The Chain':mad: If you have a first time buyer purchasing yours and you buy one that doesn't have an onward purchase it could be a few weeks.
Mind you, one house we sold the first time buyers had trouble selling their car for the deposit so my OH ended up calling round car dealers for them!!
The quickest we ever purchased a house was 4 weeks. We were let down on our first choice and viewed, mortgage agreed, had searches and survey done within 3 weeks on the second.
The secret is to keep chasing everyone and don't take silence for an answer. And take time out to de-stress occasionally, it can drive you mad!!

Oh believe me, I'm totally stressed already and the sign isn't even up yet!
We've never sold a house before - we bought this one ten years ago, moving from rented, and this one was empty, so we were in within a few weeks, so have no real idea of timescales when it comes to buying and selling together.
