Advice needed for next step

Hi,
In a nutshell we have an AIP with a lender, survey completed and all paperwork sent off. But it has taken weeks to for them to come back with a formal response. They are running behind.
In the meantime the sellers are becoming nervous and I'm concerned that a decline will leave us little room to obtain an alternative.
We have been turned down by highstreet lenders due to some minor credit issues from 2005 and sadly our 25% deposit has not given us further options.
I did breifly speak to another broker and says he feels he can get us an AIP on good rate but he charges £200.00 to get to the AIP stage.
I'm not sure if I should just wait it out with our current AIP or attempt to have another AIP lined up incase of a decline.
I will be so gutted if I loose this property, so any advice on a next step would be welcomed
