    Lenders valuers on remortgages nearly always tend to be low, they value on a forced sale basis, i.e. if they had to repossess the property what could they realistically expect to achieve for it.

    Did you go through a broker? must admit where there is any chance of a marginal valuation, I would always use a lender providing a free valuation, which most do on a remortgage, especially on a relatively small mortgage like this, any arrangement fees/costs have a disproportionate effect on the overall costs.
