We have seriously considered selling, but we have three young children (which is why i wouldn't even consider renting a room out), and a 4-bed house. If we sell, we will either have to buy something smaller, which would probably save us a bit, or rent. If we rent, we will pay us much for a 3 bed as we pay on the mortgage at the moment, and would then be unlikely to be able to get back on the property ladder, which is something both my wife and i believe strongly in.
