Me and my girlfriend are hoping to buy a house over the summer. We have managed to save and with help from parents have 20k deposit. We both have a good steady income and be able to manage a mortgage no problem. My girlfriend has no previous trouble with credit etc but I have. I got myself in a little bit of a mess at uni 5 years ago, I have pretty much paid off the majority of my debt which was credit cards, all I have got left it a managed loan with hsbc for 1500. I am hoping to have this paid off by September. I have checked my credit report on experian and it doesn't look too bad. I have a credit score of 853 which I have read has but me in the fair category and in the the average bracket? I'm just a little worried that my debt is still going to have an effect on our application and obviously I don't want to apply for a mortgage and get turned down as that obviously looks bad on your credit file! Does anyone know where I might stand?? Advice would be greatly appreciated!

Credit refusals are not registered on credit reports, just credit searches. And these only usually affect credit applications if you collect lots of them and your credit score is already borderline. So don't worry about making one of two applications. 853 is actually well above average for CreditExpert members.
You might want to look at the Lowermybills service within Experian's CreditExpert member centre. You can use this to show you competitive mortgate offers already matched to your Experian credit report, meaning your much more likely to be accepted for them.
