Part Residential Mortgage

I recently bought a 3 storey weavers cottage for cash. The ground floor (about 30% of total area) is commercial and my daughter is opening a photographic studio later this year. She has money to cover opening the business but I need to borrow as the residential part of the property needs quite a lot of refurbishment, eg. new windows, boiler etc. It seems I can't get a residential mortgage but the money I need is not for the commercial part of the building. I've tried searching "part residential mortgages" without success and I'm a bit confused. Has anyone come across this before?

There must something out there a lot of pubs are part work/part home.
There have been purpose builds with studio work spaces they must get loans
A quick seach came up with this link not checked it out or any idea if OK/good just sems to fit the work/home property market.
