halifax charge 1% plus vat but you can generally get them down to 0.85% plus vat, which isnt bad. the good thing about halifax is thats it, everything is included in the price, ie no advertising fees like the other estate agents.
also if at any time you want to pull out of the sale then they dont charge you anything!0 -
Personally I don't like Halifax because they are too big and always have so many properties on their books. Thus it is easy for your property to be "missed" or not pushed by Halifax. I certainly would never use them again and will choose one of the smaller outfits.0

i just used them to sell my property, and they were fantastic, much better than the local agents who just didn't come across as professional. they also had a much better grasp of the local area and give me a much higher valuation (because they knew what the local properties were selling at).NAR wrote:Personally I don't like Halifax because they are too big and always have so many properties on their books. because they had loads of properties on their books they also had loads of contacts for people interested in the area. my first offer came a day after i asked them to place the property on the market and before it had even been advertised! and the offer was 10k higher than the asking price.
they had 5 bidders within 4 days and the bidding finally went 25k over the asking price (5 days after the house went on the market!).
if i had have stuck with the other estate agents (ups / templeton robinson etc) the house would have gone on the market 10k under what the halifax valued at!
they maintained very good communication with me all the way through and they will be receiving a letter of thanks.
i have only ever used smaller estate agents for my other houses and halifax were, in my opinion, 10 times better and much more honest.0 -

Try the anderstown estate agents , they sell quite a few Crumlin propertys . Ive sold a couple of propertys of the last few years and would only a fixed price . Most of the a-towners will do £1k and push for it to include the vat .

also consider who is showing the property to buyers . I no one EA who never shows a property the seller has to do it .
When I sold my last house (many moons ago ) I got the buyer to bid against herself and she paid £1000 over the asking price .0
