FTB - Fees Involved?

:question: as a FTB, it is quite confusing as to how much I actually need, so bear with me
The house I am looking at is around £190 000, well below the £250 000 mark, so I am luckily avoiding the stamp duty thing.
Deposit = 10% minimum
Solicitor = £1000 - £1500
Land Registry = ?
Conveyancing = ?
Home Buyers Report = ?
I was told that the mortgage will fork out for a basic valuation report...

This is what i paid a yr ago when i bought my house, bear in mind that prices can change. This is based on a property value of 205K
Solicitor charges were about £650 solicitor they do the convencying for you.
Then there are other charges on top of this i.e land reg fee £220 and drainage, plan, and local searches cost about £250.
And no stamp duty to pay for you as the property is under 250K
Home buyers survey and valuation from a independent surveyor cost about £400.
So you looking around
Deposit 10% £19000
Solicitor conveyancing about £650
Land reg charge £220
Searches about £250
Independent homebuyers survey and valuation £400
don't forget the mortgage setup fee as well, which you can add on to the mortgage if you want.
