Debate House Prices

What would you offer?

So about 3 days ago, we thought we might move house to get a bigger garden. Today, we have seen a house we both love. It's a total granny fest inside, but we'd love to do it up. So we checked the price of other houses in the surrounding streets which have been done up and they are the same or cheaper!
We want that one particularly because of the garden. They are within streets of each other and it seems they are exactly the same layout.
Work to be done is full rewire, new boiler, new bathroom, new kitchen minimum. We would also like to do some knocking down of walls.
Annoyingly, as I'm a new user, I can't give you links to them on rightmove. They are all around ng17 4jb.
The one we want is 90k. There are 2 done up beautifully with similar sized gardens at 85k and 90k. Then there is one which looks very similar to 'ours' ie oldfashioned, which is 80k.
Are they having a laugh, asking £90k? What would you open the bidding at?

    I'm no good at this sort of thing, but I'm sure some other people will be along with suggestions soon. In the meantime, you might want to ask your question on the house buying board. This debate board isn't really about the prices of individual houses. It's a lot of fun, though, so I hope you'll stick around and enjoy the debate. :)

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    Thanks, that's the level we were thinking. The house has no chain and the proceeds will be divided between 2 brothers and a sister, so we were thinking 69k as it divides neatly by 3! :rotfl:

    Looking at it aerially, I can see this one has a lot more potential than most others nearby, having room for extension, rear drive etc and that good-sized, south-facing rear garden. A house that is land-locked from the rear is a lot harder to develop too, and that's most of the neighbours.

    The inheritors will be well-aware of these extra benefits, and so will anyone else viewing. Looks like a great doer-upper to me!:beer:

    I can't advise on prices, as I'm not local, or even looking, but I would warn that dealing with 3 inheritors can be a nightmare. There always seems to be one who doesn't want to 'give Mum's house away.' That will be the one with no debt! :)

    I don't understand. If there is another similar house in similar condition at 80k, then why not just put an offer on that one, or on one of the houses that have already been done up?

    ben, we are going to look at the done up one with the biggest garden and may decide it's not worth doing the work on this one. The only reason we are moving is for the garden though and the one we like has a really nice garden.

    Apparently we are the only people to view in over 2 months so hopefully the price and condition is keeping it off most people's radars :whistle:

    This may seem a bit naughty daisybob, but why not get someone to put in a cheeky punt? A friend perhaps.

    This isn't to appear underhand, more that you would get to know the aspirations of the sellers without weakening your own bargaining position.
