Hi all, i registered on here a few years ago, but cannot remember what my username was:mad:

So i'm looking to buy my first property, at the moment i have a few outstanding debts, all of which will be paid on payday (5th may) one of which is a catalogue company which offered 0% bnpl for a year and another being a credit card, there was also a car loan which is just waiting to be paid out by the insurance since someone wrote it off for me. my available credit is £4000 most of which comes from a credit card which hasn't been used for around a year and has around £100

In the last couple of months i've had some arranged overdraft fees (the banks way of charging for going overdrawn on my debit card, but this means all standing orders have been paid being £25 for internet £25 for mobile phone and £40 for car insurance) I'm also on the electoral register.

I have £20K deposit and im looking at houses in the region of 70-90K and london and country have advised me i can get a mortgage for that amount based on my deposit and income (£15K PA before tax and overtime)

I was also advised if i took a mortgage in principle its possible for an application for mortgage to be rejected as its possible too many searches would have been registered?

What are peoples opinions on all of this? as i have no idea what mortgage companies look for in credit checks? or if i would get a mortgage? would it be a strict check? or would it be a "well he's got a 20K deposit and a house" check?

would i also be right in thinking i wouldn't be able to get a check done until the next payment dates of my debts have passed so it could be recorded on my credit file?

I also have 10,000 shares in lloyds, would i be able to use this to my advantage without actually selling them??
