Mortgage Question....Advice Required

Hi,
If I sell my house and pay off the mortgage balance, I will be left with approximately 10% profit.
Would I then be eligible for a FTB mortgage on the basis, I have no mortgage and house to sell ?

You would not be a FTB
Allthough there are very few FTB deals.
LTV, salary multiples, and debt determne what rates you pays
10% or less deposit will limit your choices a lot.0
