    I’ll cut a long story short, I’ve had subsidence problems on one property and roof problems on another. Major issues with my insurance company over the issues, the repairs still needed to be done.

    The float I had for general repairs was nowhere near enough. I maybe flogging a dead horse, but I feel in 20 years time both properties will be worth more than they are now.     Having done up two houses in the last 20 years then all I can say is that float's are never enough, you always end up over budget.

    They might be worth more in 20 years but only if you can do them up. Looks like you might of run out of options here, selling one and doing up the other is probably something you don't want to do but it might be the best solution.

    Few thousand - not much to play with then :(

    Well you can't win them all :)

    So you have spend the money on trying to do up two houses and been burnt. I stand corrected.

    Still not many options though.

    No more: I’ve spent a great deal of time and money ‘doing them up’ and now they are looking great! That’s not the problem.

    I’ll be honest, I’ve come to the conclusion that I probably don’t fit the criteria needed in order to post on here. As we’ve been exchanging dialogue for the past hour, I’ve become ever increasingly uncomfortable with the fact that my predicament doesn’t warrant anybody’s advice.

    If it makes any difference to the conclusion of your advice I have about £100,000 of equity in the 2 properties. Further to a previous post of mine, I believe at today’s prices I’m hovering around 70% loan to value.

    With all due respect I think if you had concentrated more at the beginning on offering some constructive advice rather than just trying to make me feel like an idiot, you would FULLY understand my question.

    That's what we are here for- helpful advice.

    Personally I think your stuffed, financially over-commited and unwilling to admit that you might of made a mistake.

    Just like everybody else on the board I understand your question and just like everybody else have the same answer.

    I think I may have given you enough rope there!

    The fact that you can be happy over the prospect of me having to sell a house, just goes to show. The fact that such a comment (and expression) would result in 5 people loosing their home, really does hit home that you are the one with a chip on your shoulder.

    I don’t care whether the person is comfortable or up to their eyeballs in debt, to be happy with the thought of somebody loosing their home is just plain sick.

    I think my posting here is done and further to reading the forum etiquette, I shouldn’t even be in exchange with the likes of yourself.

    I genuinely hope that you get some love in your life

    Unfortunately you appear to have turned it into a d*ck waving contest by responding to some unwarranted comments.

    The issue here is that your debt is quite large, in order to consolidate it you would have to borrow 26k, which would leave you with, in the lenders view, exposure to 52k of debt.

    Your options are quite limited, you can got for a prime card, which may get refused due to your high level of debt exposure, and refusal would reduce your credit rating If however you were successful you could shift away a large percentage of the 24% debt to 0%

    Your only other options really are secured loans on your property, only you will know where you feel comfortable with that
