LTV on a shared equity property?

Can anyone answer my question for me?

We have a 60% part share in a shared equity house which is also 40% owned by our local housing assosciation.

When we purchased two years ago we had no deposit and so our mortgage was 100% of the 60% share.

Our mortgage deal has recently ended and we are thinking of remortgaging.

What I need to know is this,... If we remortgage will our current Loan To Value (LTV) be 100% or 60%?
