Do conveyancers get a different mortgage document to me and am I entitled to see it?

Hi,

I am (as if any of you who have seen my previous post will know) am having some problems with my conveyancing solicitor. Basically she told me I need to pay £300+ for some searches which when I dag deeper it turned out I didnt need. But thats another story for now.

When I found out about this and rang her she told me that the lender sent her a different document to the one sent to me, which spells out requirements for the mortgage. Now when we spoke over a week ago she said she would send me this document via email but I am still yet to see this mythical document (maybe I am just being cynical and it does actually exist). But I am loathe to pay over any more cash without her showing me what the requirements are of the mortgage lender.

So my question is this. Does the solicitor get sent a different mortgage offer document than the one sent to me and am I allowed to see it?

    The solicitor as well as representing you, is acting on behalf of the lender. In order for your solicitor to draw down the mortgage funds to complete. They will need to comply with certain conditions and confirm these to the lender.

    Why not chill out and let your solicitor get on with the job you are paying them to do.

    Its not the offer letter they are acting on. Its instructions from the lender on what the lender wants. Some things solicitors will also get for you. Some may be optional.

    Everyone gets the same offer. The only reason the solicitor may have a different offer is if something has changed but if this is the case then you should have been forwarded the revised offer. You could always query it with the lender or your mortgage advisor.

    Not strictly true. The solicitors copy of the offer is often different, and will normally come as part of a solicitors pack which includes other paperwork and requirements for them to fulfil as part of the process. This other paperwork is not provided to the client (or the broker if there is one) as they do not need it.
