post office mortgage experience anyone???

hi, i am lookinig at the post office 2 year fixed rate @ 3.15% deposit of 25%

Anyone any experience with these guys? are they harsh lendors? anyone got any tips on how to get approved by them or things to look out for.

IS the above mortage a decent one?

    its the best one i've seen for 25% down. i'm applying for it ... the only problem is that the charge for the valuation so hopefully, they are not too conservative on that otherwise you lose your valuation fee and wont get the offer you need.
