I can maybe try and sell it for 106 this way I would not have anything to pay off, if I did this the money I could save would give me a deposit to buy somewere else

I think you have to look at also if either situation is going to cause you alot of stress or worry in the meantime. Also, if you are looking to sell you would do well to speak to your ex about the negative equity, it shouldn't just be down to you to clear it, if the situation was reversed do you think she wouldn't be interested in a share of the profit?
