No NHBC certificate or Architect Cert. Can i get a mortgage?

If any one can help me i would be very grateful. I have moved into my self build house and was wondering if i can get a mortgage without a NHBC certificate or Architect Cert.

Quite new to all of this so any advice would be fantastic.

Probably not, I would talk to a solicitor. I am not sure if you can indemnify against this?

A client once sorted an indemnity to get around this which from memory cost about £300.

If you instructed an engineer to obtain an engineers report this should sufice, but check with lender first

Thank you for all of your comments, very helpful. We just needed to clarify before we go down the route of actually applying for a mortgage and then being turned down.

We have two options for our house - 1- attempt to get a mortgage or 2 -pay back the builder monthly in instalments (which is actually my father in law so is a possibility).

Can you also look into an Insurance backed guarantee, such as Zurich or similar? They are normally acceptable to mortgage lenders.

Nope - I have just finished building looked to remortgage - NHBC or Architect cert was requested by every lender, the broker did the asking.
