Deeds in Trust

I inherited two houses with my brother, my partner bought out my brother. At the time I was a pregnant Stay at Home Mummy, so decided to not to join myself with my partner on the business loan he took out.
Me and my partner are no-longer together. I cannot afford the home we are in now on my own. But, could afford a 50% mortgage on one of the above houses. [I work now]. I have been to my bank who seem confident that it should be Okay at first.... BUT the properties are in deeds of trust.
To make matters worse my partner is now behind on the mortgage where we are currently living and he needs some money fast to pay off the dues. He has been to one of those buy your house quick companies for one of the above two houses, and I don't want him to do this at all.... his business bank manager seems fine for him to go to these companies and get the money... and didn't even seem bothered about him having to pay anything towards his loan... So the security on the house shouldn't stop me buying his half...
How do I change deeds of trust? Is it a quick process? I have a feeling my partner might just sell the property without my say-so, is he allowed to do this? He has basically said if I can get what I want sorted out before he sells it then I can buy him out... Running out of time
