remortgage and adding on secured loan?

Hi this is my first post, I could really do with some advice as I dont know where to start
We bought our house 4 years ago and got a mortgage with a 10% deposit but it needed a lot doing to it and we had some debts so we consolidated those and got some extra cash in the form of a secured loan. Unfortunatly as my husband was self employed at the time it was ridiculous interest
We are wanting to remortgage as we are currently paying interest only, the company we are with no longer do mortgages but are honouring accounts so there is no point going to them
We want to get rid of secure loan by adding that to the mortgage
The house is worth between 135k and 140k
We owe 91k on the mortgage and 30k on the loan is there any way we can do this and what do I need to do?

On what have you based the property value?0 -
We want to start paying off the capital but we cant really afford more than what the 2 payments together are at the moment - the mortgage is £285 and the loan £400
Ive based the property value on other houses for sale in our street I think we could possibly have it valued for more but trying to be as realistic as possible0 -
What are the rates and terms of the two debts?0

the mortgage is Libor linked rate and we have 20yrs left, the letter they sent me today says they charge £100 redemption fee
The secured loan have to be honest and say im not sure Im waiting on a letter from them as I cant seem to find the original loan documents but I know it was high interest amount as we were desperate at the time
I think we have 17 years left dont know about redemption fees etc0
