Thank you for your replies.
Graduate network are authorised and regulated by the Financial Services Authority (and i've just checked the FSA link). They specialise in share to buy mortgages but also deal with SO. Whilst the key facts illustration for the Woolwich mortgage says 95%, GN have told us that with shared ownership it’s actually 100% and our AiP is on that basis.
From what everyone is saying, I guess our limited range of choices from them was due to our lack of deposit. It seems unlikely we'd get a better offer than 5.69% (decided to go for fixed as we still have some debts to pay off and this mortgage comes with £500 cashback too) with no deposit given that few lenders will lend on our circumstances. Still i probably should visit an IPA just to be sure.
