Joint Mortgage with break up advice needed!

Hi all,
I entered into a joint mortgage last summer with my girlfriend. We did not have all of the funds required ( but have paid 50/ 50 on everything) and were advised to take a mortgage which would involve a penalty of £10k if we backed out within 5 years ( I have since found out this penalty is reduced per year until the 5 years are up).
My girlfriend has decided she wants to move away and split up with me with no cause, so I have left to avoid seeing her. It seemed like the more amicable decision as I could stay with family locally and she has no where else to stay. With this I have agreed to pay my share of everything including bills, which I am repeatedly told is unfair on me, until we can resolve the issue. This has now taken 3 months and she is no where closer to coming to any agreement, or moving out.
I have recently found out that she has a new boyfriend who is staying in our house frequently and that she uses the house for partys on weekends. I wanted a fair resolution but it appears I am being taken for a ride.
Can anyone please advise on what options I have to end this - I ideally want her out of the house and to sell/ rent it to a tennant but am unsure whether she has to be in agreement with me. She is making no effort at all and it is unfair. I am also being told that the longer i stay out of the property the more rights she has to stay/ earn a greater proportion of the property over me.
Any advice and potential future warnings are very welcome.
