Flexible offset mortgage required

Looking to see if there is a better flexible offset than the following -
Purchase: 450000
Loan: 337500
LTV: 75%
Income Multiple: 5.5
Initial Interest 2.85%
App Fee: 1000
Happy for the LTV to increase as have more funds available but need them for alterations to the property.
Any ideas?

fully flexible throughout with overpayments and returning of money etc.
