Flexible offset mortgage required

Looking to see if there is a better flexible offset than the following -
Purchase: 450000
Loan: 337500
LTV: 75%
Income Multiple: 5.5
Initial Interest 2.85%
App Fee: 1000
Happy for the LTV to increase as have more funds available but need them for alterations to the property.
Any ideas?
