    if you can easily afford the mortgage repayments on 250k why don't you just wait a few months and SAVE 10k as it wouldn't take you that long??

    Just in case the OP is still reading this thread, it is possible to use a loan as a part deposit for a property. I did this last year with Nationwide as I had a 10% deposit and they wanted a 15% deposit. And yes, I did make it clear where the deposit was coming from and they still agreed the mortgage. Nationwide at the time were looking at affordability of repayments as the deciding factor, and my partner and I could easily afford the repayments and didn't want to put off moving by another 6 months to save the deposit. I don't know if they still use the same criteria.
