HSBC mortgage problems

HI, I was wondering if anyone could help/ offer advice?

I have been in the process of buying a house with a mortgage from HSBC. I have got quite far along the process and unfortunately my solicitor has contacted me to sat that HSBC are going to withdraw their offer because the house I am buying only has an Architects guarantee. This stipulation was not made clear to me at any stage by my mortgage advisor.

I was wondering if anyone else had any experience of this and what they did/ what happened. Also, it appears that I wont get my £599 booking fee back which is extremely annoying as I have literally had nothing for my money. Can I challenge this?

Double check the terms and conditions regarding the application and the circumstances in which the booking fee is returned. I am in the process of remortgaging and Natwest have told me (albeit orally) that, in respect of the arrangement fee, they will return the fee in circumstances that they do not go through with the offer. The fee is only non refundable if I choose not to proceed. I have to admit though that I am not sure whether a booking fee is the same as an arrangement fee and the circumstances in which lenders seek to retain it. Good luck
