    Thanks dimbo.

What you say is true. We probably should pay the 499 but having a good amount in the bank is something I have always strived for. Its good to know that should anything go wrong indoors or an emergency come along that we dont need to worry about whether we can or cant afford it.

I will reconsider things as a result of your post though.

What you could look at is are the funds available to you again should you need them back? That way you know you are covered should you need another 10k for example?

Maybe give the Britannia a call and ask can you OP by £499 a month and what would happen if you needed this money back!
Your overpayments may well go into an overpayment fund which you could draw on if neccessary or have a payment holiday.

I got all this sorted this month and am now overpaying £300/month as a compromise with the girlfriend.

Making this overpayment would save you
    13 years and 7 months & £54,748.37

    Hi Rob

I've just caught up with your thread, well done to you both for saving such a large deposit as well as the £28k you have built up. Like many others on here I wish I'd started overpaying many years sooner so again credit to you both for thinking in this way at your ages.

Look foward to hearing about your progress

    Regards
