BTL impact on prices for FTB's was minimal, it's official.

    To be honest I don’t think either of the articles proves very much. Estimate of house prices used in Hamish’s and the only fact in Carol’s FTBs down by 18% and lots of may haves.

    I think both articles come to a similar conclusion.

    BTL had an impact, as we all accept, however that impact was very small.
    my personal opinion for what it's worth is that BTL had minimal impact pre 2004.

    post 2004 especially both in 2005 and 2007 , the impact was more pronounced.

    Playing devil's advocate:

    When we tried to sell our old terraced house (typical of the sort of thing many FTB used to buy), there were few young couples with mortgages, and loads of BTLers sniffing for a bargain with silly offers. Maybe the FTBs have been seduced by property !!!!!! TV into believing a grotty terrace in Medway is beneath them. Maybe the BTL brigade create an atmosphere of lower prices by bargain hunting, and making sellers think they are lucky to get any buyer.

    No real evidence for the above, but life is rarely as simple as we think.

    Btl. Hmmmm. 2 doors away is a buy to let, 4 doors away was a buy to let but I believe sold. The nice youngsters next door have just bought a buy to let but they are not very happy, he was against it. In 6 months they had tenants that didn`t pay up and they were telling me that the rent doesn`t cover the mortgage. Guess if they keep it going it will be OK in a number of years time.

    The study was done in 2007.

    It showed 7% of all prices rises in the previous decade were attributable to BTL.

    The differential betwen years seems less important than knowing BTL actually had very little impact overall.
