Home mover - cannot get mortgage

Hello everyone, I have just joined MSE after many months of reading other peoples posts!!

I was wondering if anyone can help with the following query:

I am currently a homeowner, I have a Mortgage with the Abbey. My property is worth £150.000 and my outstanding mortgage left is £82.000 (18 years remaining)

I want to move to a bigger house but have been unable to get the mortgage as my earnings are not high enough. I have equity of about £67k and have never missed a payment or have bad credit history.

I have two jobs, my main one pays £16830pa and my part time job pays £2700pa. In terms of affording the payments, I get financial assistance from my father but I have been told that the lenders dont take this into account?

I want to buy my next property at around the price bracket of £170-180k.

My current lender is not able to give me the amount I want to borrow.

Does anyone know of any lenders that can help or better still lend me the money?

Any advice/suggestions will be greatfully received

    Hi, I don't know much about mortgages other than what I learnt when buying my first house but I presume that lenders don't take into account the fact you can get assistance from your father to pay the mortgage simply because he's not liable if you fall behind on your payments. Would he be willing to go on the mortgage/or act as a guarntor?
    (I presume banks still allow guarntors of mortgages though haven't had experience with it since a friend bought a house that way a few years ago).

    Hope someone comes along with more experienced advice soon, good luck
