    After 22 more months you will have pretty much the pick of the crop so far a high street mortgages. C&G are good, but not the most competetive.

    As Help Where I Can says in his post, this is most likely the best long term option for you.

    It depends on your situation and how desperately you need to move. If urgent Then you are looking at the sort of rate I have quoted above, if not urgent then take whole of market advoce in 2 years time.
