Best rates for remortgage?

Aaaaghh its so confusing! So many providers and different offers to compare! Just wondered if someone could point us in the right direction. Our situation is pretty straight forward really. We have a 190,000 house and looking to remortgage and get an additional 10k of cash for some upgrades to the house that need doing (I think Martin classes this as good debt? )

So were looking for a total of 112k for a fixed rate period of 5 years, our current lender Yorkshire building society has offered 5.14% for 5 years or 4.79 for two years but with a warning that the general concensus was that intrest rates are likley to rise rather than fall in the next 2 years. We're stuck!

Britanna Building Society and First Active

They may not be the right products for you but there very popular and I would assume its because they are offering good rates and most of them are also free legal.
