Guarantor Mortgage Advice Needed Please

Can anyone please give me advice on guarantor mortgages.

I would like to know:

Are they offered to home movers or just first time buyers?
Is there a maximum % of the overall property that they can guarantee for (ie: 50% of property value)?
Does the guarantor need to proove they can cover the whole of the mortgage or just the shortfall?
Will the person acting as guarantor or would I be subjected to any sort of taxing/capital gains etc?
Is there a small market for these types of mortgages or are they quite common?
Is it that you have to pay a ridiculously higher rate of interest for this mortgage?
Is there an age limit for the guarantor?

Any advise would be appreciated.
